Our Tools and Technology
Aerial Drone Photography
We inspect a home’s roof on foot whenever possible. However, if we deem a roof to be unsafe to walk on foot, we will use an Aerial Drone. The drone flies above the property, collecting high-resolution images of the roof so that we can determine what condition it is in and if repairs are needed.
Thermal Imaging
We proudly offer a free Thermal Imaging scan with every inspection. With a thermal imaging camera, which picks up on areas of heat loss or excess heat, we can find issues in the home that would have otherwise been overlooked. Some of these issues include moisture intrusion, improper or missing insulation, electrical hotspots, and more.
360° Camera
We use a 360° Camera during each home inspection and include the images in your digital report. With these pictures, you can go back to see the home’s layout and neighborhood view as you make important decisions.
Inspection Services
Buyer’s Inspection
Buying a home is a major decision, so you will want to have as much information as possible about the property and it’s repair needs before investing in it. During the Buyer’s Inspection, we inspect the home to see what overall condition it is in, where hidden damages exist, and help our clients understand its operation and maintenance needs.
Pre-Listing Inspection
A Pre-Listing Inspection is completed before a home is put on the market and helps sellers more fully understand the property. With the knowledge gained from this inspection, the seller will be able to explain the home’s details professionally and honestly to potential buyers and even make necessary repairs before listing.
New Construction Inspection
Even the best home builders will miss things during a construction project, so it is important to have the home inspected for defects before the final walk-through. During a New Construction Inspection, we search the new home for anything that needs to be addressed so that the home can be deemed move-in ready.
New Construction Phase Inspections
Buying a home is a major decision, so you will want to have as much information as possible about the property and it’s repair needs before investing in it. During the Buyer’s Inspection, we inspect the home to see what overall condition it is in, where hidden damages exist, and help our clients understand its operation and maintenance needs.
Pre-Drywall Inspection
When building a home, it’s important to know what’s behind the walls before the drywall is hung. During a Pre-Drywall Inspection, we will check all aspects of the build including the foundation, floor, roof, walls, and plumbing, electrical, and HVAC systems. You’ll receive a detailed report noting any issues or concerns so your builder can address them before moving on to the next stage of construction.
Engineer Certified Foundation Inspections for Manufactured homes
If you are buying a manufactured home with
4 Point Inspection
A 4 Point Inspection is a truncated service that does not replace a full home inspection. During this inspection, we check the condition of the roof, HVAC system, plumbing system, and electrical system.
Wind Mitigation Inspection
During a Wind Mitigation Inspection, we check the home for existing wind damage and help owners determine how to best avoid wind damage in the future. This often helps homeowners qualify for certain insurance credits.
Re-Inspection
A Re-Inspection can be scheduled after a seller has addressed a buyer’s repair requests. We will return to the home to ensure that the defects are in fact repaired and that all agreements have been honored.
11th Month Warranty Inspection
Many newly constructed homes are sold with a 12-month warranty, protecting the owner from having to pay for defects in construction. During an 11th Month Warranty Inspection, we search the home for the issues covered under the warranty, letting the owner know exactly what repairs to request before it is over.
Water Testing
It is important to have a home’s water tested for use or consumption. During our Water Testing services, we check a home’s water for harmful bacteria, lead, or other contaminants that should be removed.
WDO Inspection
Wood-destroying organisms, such as termites and carpenter bees, can cause major damage to a home. During a WDO Inspection, the subcontracted licensed pest control company can find signs of infestations or related damage so that the issue can be promptly addressed.
Phase 1 Environmental Assessment
When buying a new piece of property, you want to make sure that the building is safe and structurally sound. It is just as important to know that the land is free of dangerous contamination that may affect people’s health and your ability to resell. The standards for the phase 1 environmental site assessment have been set by the EPA. Order a phase 1 environmental site assessment to learn about the condition of the land.
Tie-Down Inspections
For FHA and VA loan purposes, we offer Tie-Down Inspections. During the inspection, we check a mobile home’s foundation to determine how many tie-downs are present.
Radon Testing
Radon is a dangerous, cancer-causing gas that can naturally occur in soil, rise into a home, and become trapped. Exposure to Radon is a huge health risk, but the gas cannot be detected by sight or smell. We offer Radon Testing using professional equipment to keep your home safe.
